Most brokers will charge you administrative and /or a registration fee, we feel this is unjustified. We will only charge a fee if you request a search assignment for a property outside of our files.

It is to your advantage to request a property search assignment, then you can be assured that you will have someone working on your behalf, who will act in your best interests. The brokers of the properties you have an interest in, will only be acting in the interests of their clients/lessors and not yours.

Registration and/or administration fees to rent or view a property, means you need to pay to a broker for this. If you give us a search assignment than you only pay our fee for the search and no registration/administration expenses from the other party.

REFERENCE CHECK AND CREDIT CHECK TENANT

To increase your chances that the owner of the property will accept/choose you as a candidate, we will do a reference and solvency check on all potential renters. The costs of these checks are included in the agency fee and are calculated on a no cure-no pay base.

If the owner of the property agrees to accept you as a renter, you will be requested to pay a deposit, which needs to be paid immediately.

Renting a home is quite a complex process and you need to take care of many things at the same time. With so much to take into account it can feel overwhelming. Many people who come to the Netherlands move into the area called the Randstad. People choose this area as that is where their new job is located. Our rental real estate agency specializes and is located in the Randstad area. We have a lot of knowledge about the cities such as Haarlem, Amsterdam, Alkmaar and Zaanstad.

If you know which city you would prefer to move to then it is advisable to contact a rental agent to search and look at the available properties, price and the demands that comes with. It is important to get expert advice!

huurder icon6Budget carefully – Take into account the council tax and the cost of your utility bills, which you will usually have to pay for. However, if it’s a short-term let, the council tax and some utilities may be included in the rent.

You can find out the cost of council tax from your local authority at City Hall. As with most insurance companies, make sure you get like for like comparison.

Often you will be required to own a residence permit by the City Hall to rent a property. This permit must be obtained from the municipality of the rental property. For all rental houses with the price lower than € 710.6 (free sector) you are required to have a permit.

This license is bound to a number of residents who live there and is not transferable.

    I found that the holders of Orange Wonen were very friendly and super available to help and answer questions. The apartment was in very good conditions and all the inclusive equipment (e.g. kitchen stoves, microwave owen) was prepared with care and probably new, not from a previous tenant.

The accommodation process consists of the following steps:

  • Finding a suitable home to rent;
  • Signing of the rental agreement;
  • Paying the deposit, monthly rent and any service fees to the rental broker;
  • Check-in (including for inspection report and inventory) and keys;
  • If you want to move out at the end of your lease: you will need to inform the landlord prior (at least 1 month, sometimes up to 3 months). In writing to your landlord;
  • Preliminary check-out. This is a checkup of the rental property that takes place 2 or 3 weeks before the end of the lease. Together with the landlord or manager of the property to look at what needs to be done before the end of the lease. You need to leave the property in its original state. All points and appointments should be noted in the preliminary check-out inspection report;
  • Final inspection, final statement G/W/E and taxes/levies and handing the keys to the landlord. At the final inspection there is usually tenant/administrator, landlord and rental agent present. The home is checked on the basis of check-in, check-out inventory and provisional report. All appointments and points are noted in the final inspection report.

Finally, after the period specified in the rental agreement your deposit will be returned Wiby the landlord/manager.

  • It is important that all appointments you have with the staff/administrator are noted in the rental agreement;
  • No matter what, always read your rental agreement and the General Terms. You need to ensure that you really understand everything. If not, feel free to ask the landlord or rental agent to explain any confusion you have.
  • Take good care of the property! If something is in need of fixing, fix it as soon as possible.

At the end of the rental period, make sure the that the House is completely clean, cleared and all furnishings that were on the original inventory are still in the house. For example: replace small parts, do a deep clean (including removing lime scale). It is understandable that many people want to vacate and rent on the last day. Unfortunately, we know from practice that this usually fails. It is difficult to clean a home where you have lived so long in one day to return it back to its original state. When you become a tenant you automatically take on certain responsibilities in exchange for certain rights.

For example, some of your responsibilities include:
• Keeping the property secure at all times – this means locking the property when leaving it and not giving your keys to anyone else.
• Not leaving leaking pipes, loose fittings and damp build-up. Inform your landlord immediately to avoid bigger/expensive problems later.
• Do basic maintenance e.g. change light bulbs, change batteries in smoke alarms and unclog the drains etc.

You should not:

  • Engage in any illegal activity at the property e.g. using the apartment for anything else than what is specified in the tenancy agreement.
    • Re-decorate without written permission from your landlord.
    • Sub-let the property to someone else.

You have a right to enjoy your property. Your landlord must give at least 24-hour notice should he require access to the property (except in the case of emergency). Some landlords/management companies will also carry out a quarterly check on the property to ensure everything is in order.

The landlord must also:

  • Advise his tenant to have suitable home insurance and third party liability insurance.
    • Provide heating, hot water and working sanitary installations and maintain the property structurally.
    • Return the deposit and/or provide justifiable cause(s) for deductions.

Your landlord must not:

  • Change the locks without providing you with a new set of keys.
    • Cut off utilities.
    • Neglect the property.

Register by Orange Wonen is completely voluntary and free.

Yes, you need to sign in before you can view a property, it is necessary that you register on our website. With this information, we can not only identify your wishes but we also have enough information to discuss with the owner if they are willing to possibly rent the property to you.

Orange Wonen does not charge you for registration and viewing. In homes that you can find online you pay no agency fees. If we act for you as your broker handling fees apply. The broker handlings by Orange Wonen to you cost fee (s) for the work, including the compensation for the Orange Wonen incurred or to be incurred in connection with the order unless the order confirmation otherwise. This fee is a flat rate NO CURE NO PAY. So you only pay if you actually end up renting a house via Orange Wonen.

Basically it is individually inspected by a rental agent from Orange Wonen.

To avoid future problems, we always advise to have a preliminary and final inspection of the property. With Orange Wonen this inspection includes taking photos, describing contents, record meter readings, etc. The costs of these inspections are contained in the fixed no cure no pay rate that you pay when you mediate Orange Wonen before you rent a property.

What a landlord wants is a degree of certainty before they agree to the hiring. Entrepreneurship thereby have certainly not been an obstacle. However, the landlord will ask you to prove your income, for example, a profit and loss account, an account statement or a copy of your IB declarations.

In most cases you will be asked to pay a deposit. Ensure that you receive a receipt for it if you pay cash. The deposit can cost from one up to three months equivalent to the monthly rent. Your deposit is the Landlord’s security on his property and furnishings. If you do not look after the property or leave it in a bad condition, he is within his rights to deduct a suitable amount to put the damage right. When you do move out never cancel your last rent payment and expect the Landlord to use the deposit instead. This is NOT allowed and you will be breaking the terms of your contract if you do.

  • Get a detailed inventory done at the start and end of the tenancy.
    • Check windows, catches, flooring and in particular the bathroom.
    • Always be present for an inventory check.
    • If there is no inventory made, make one yourself and send a copy to your Landlord and agent.
    • Return the property the way it it was handed to you with everything put back in its original place
    • Repair any damage done by you during the tenancy agreement.

Please note that with furnished properties a higher deposit can sometimes be required and you will be responsible for any damage caused to the furniture during your tenancy agreement – general wear and tear is of course taken into account.

Finding a rental property can seem like a big task. With so many things to take into account it can feel overwhelming. Our advice is to work with a rental broker. Only then you will be ensured of a proper tenancy agreement. If you qualify for ‘social housing’ and are on the waiting list, it can be harder to find a good property using this criteria. The deposit is the security for the landlord. And will be usually equal to one or three month’s rent. You pay it at the start of a tenancy to the landlord and he can keep some or all of it if you cause damage to the property.

All properties let for private residential purposes must have an EPA. It is used to report the energy performance of a property and features an Energy Efficiency similar to that found on domestic appliances.

A tenancy with a specified start and end date.

This is the standard tenancy agreement normally used for residential letting.

This is a person who agrees to guarantee to pay rent and any costs arising from the tenancy agreement. A guarantor must have a Dutch address and bank account for reference.

Normally an estate agent who manages the day to day running of the property on behalf of the landlord.

To ensure the possibilities for locals to obtain “cheap” rentals a municipality can install a regime that requires a permit to be able to rent independent housing up to about €710.6 – basic rent.
